Amazingly nice staff, decent size room, located right by a ferry port. Got a shower, a hairdryer, and bath sheets, available in the bathroom. Marvellous location, incredible views. A grocery store and a supermarket nearby.

In general, it’s convenient base for staying in Playa del Carmen. Warm welcome from owner. It is close to familiar fast food options like pizza hut as well as supermarkets so the location is unbeatable and peaceful: )

we loved the staff, everyone was amicable. it was nice to have rooms with aircon, the terrace, for instance. design of this apartment was nice.

I loved the room with the terrace, aircon, for example. The kitchen had a fridge and a microwave oven etc to cook a meal.

amazing stay in playa downtown. loved the modern style, comfy bed, and great views from the rooftop pool. close to nice restaurants and walking distance to the beach. would definitely book again!

We had a fantastic stay at Iris Studios & Apartments. the room was comfortable and well-designed, with a large and comfortable bed. the staff, especially Stefano, were extremely nice and helpful. They even upgraded us to the penthouse suite at a great price. the rooftop pool provided a lovely view, and the apartment was conveniently located near supermarkets and local food options. the WiFi worked well, except for on the rooftop. for the price, our stay was perfect and the staff went above and beyond to ensure we had a great experience. Cons: Nothing at all 🙌.

Peaceful location not far from beach and main tourist areas, ADO bus station, the 5th street shopping area, walmart, familiar fast food options like pizza hut, burger king, mc donald's and the safety/security of a great local environment, and the room was new-fashioned. Had early check-in too.

The location of this hotel is great, as it is situated in a nice area in Playa downtown. It is close to the main strip and the beach, although the beach is not very nice. the rooftop pool is a nice feature, offering a break from the not, so, great beach. the studio itself is clean and easy to access, with good amenities such as a nice shower and good A/C. the hotel also provides a safe feeling, with well, guarded entrances.

The rooms at this hotel did not match the expectations set by the misleading photos. Everything looked bigger and more luxurious in the pictures, but in reality, the rooms were disappointing.

We had a relaxing stay in Playa del Carmen very close to many nice restaurants and beach and the main strip. Early check-in was appreciated. The hosts of this apartment were helpful.

Peaceful location, new-fashioned rooms, beautifully designed. Incredibly nice and affable staff. Large, amazing bathroom. Great pool. Easy to get to Restaurante el Fresco, located within 10 minutes on foot.

The bed was very comfortable and the room was well-furnished and decorated in a modern style. It was a cozy and relaxing space to spend our Christmas vacation. the location was great, away from the tourist area and more local, giving us a more authentic experience. It was also centrally located, making it convenient to explore the neighborhood. - We especially enjoyed the rooftop, where we could relax and hang out in the breeze. It was a nice spot to start our mornings and unwind in the evenings.

The television was positioned quite high, making it difficult to watch comfortably. It would have been nice if it was at eye level.
